HVAC Warranty Costs (U.S., 2026)
Most major U.S. HVAC systems carry a 1-year manufacturer warranty (parts + labor) for defects — some brands add multi-year coverage on specific parts like a compressor or sealed system, usually parts only after year one. A separate, paid home warranty service contract is a different thing entirely. Below: every brand's terms with its own source, the generic cost of a home warranty, and what actually voids coverage. Informational only — no rankings, no recommendations. Reviewed July 2026.
Manufacturer warranty terms, by brand Estimated
Standard = the base defect warranty; component = any longer coverage on specific parts. Each row cites that brand's own official warranty documentation (retrieved 2026-07-18). Terms vary by model and change over time — confirm on the manufacturer's current warranty document.
| Brand | Standard warranty | Extended component coverage | Source |
|---|---|---|---|
| Carrier | 5-year parts-only limited warranty if the equipment is not registered within 90 days of installation. | Upon registration within 90 days, the homeowner chooses either a 10-year parts-only limited warranty, or a 5-year parts plus 3-year labor limited warranty (the labor option is only available if the installing dealer has separately opted into Carrier's Consumer Choice program). Parts covered include the blower motor, coil, compressor, control board, heat exchanger, fan, inducer motor, gas valve, ignitor, and transformer. Select equipment carries a lifetime stainless-steel heat exchanger limited warranty upon timely registration. | Carrier |
| Trane | Base Limited Warranty (equipment unregistered, or registered more than 60 days after installation): 5 years on parts for manufacturer defects; labor to perform the repair is not covered. | Registered Limited Warranty (registered within 60 days of installation): parts coverage extends to 10 years. Model-specific detail: AC units/heat pumps carry 5-year (base) / 10-year (registered) compressor + outdoor-coil + parts coverage, with some models covering the compressor up to 12 years; furnaces carry 5-year (base) / 10-year (registered) parts plus a 20-year heat exchanger warranty at both tiers (select models lifetime); packaged units carry 5-year (base) / 10-year (registered) compressor + coils + parts, with a 20-year heat exchanger warranty at both tiers. | Trane |
| Lennox | Merit Series (entry tier): 5 years on covered components, 5 years on the compressor, 20 years on the heat exchanger. | Elite Series: 5 years covered components, 10 years compressor, 20 years or Limited Lifetime heat exchanger (model-dependent). Dave Lennox Signature Collection (top tier): 10 years covered components, 10 years compressor, 20 years or Limited Lifetime heat exchanger. Registering within 60 days of installation adds a further 5 years parts-only on eligible Merit/Elite equipment (10 years total), and select ML195DF/ML195UH gas furnaces get lifetime parts-only heat-exchanger coverage with registration. California, Florida, Georgia (units installed on/after 2026-01-01), and Quebec prohibit conditioning warranty benefits on registration, so equipment installed there keeps the extended term automatically. | Lennox |
| American Standard | Base Limited Warranty (unregistered, or registered more than 60 days after installation): 5 years, parts only — labor to perform the repair is explicitly excluded; packaged units also carry a 20-year heat exchanger term at this tier. | Registered Limited Warranty (registered within 60 days, serial number required): parts coverage extends to 10 years; packaged-unit compressor/coils/parts also extend to 10 years (heat exchanger stays 20 years); select units cover the compressor up to 12 years. The registered warranty is transferable to a new owner within 90 days of a home sale. | American Standard |
| Daikin | 10-Year Parts Limited Warranty on most single-zone and multi-zone ductless systems and central AC/heat pump equipment, and a 12-Year Parts Limited Warranty on R-32 refrigerant models and on all gas furnaces — conditioned on registering within 60 days of installation and on documented annual maintenance by a licensed HVAC contractor. | High-efficiency AC/heat pump models add a 6- or 12-Year Unit Replacement Limited Warranty on the compressor: if the compressor fails in-period, Daikin replaces the entire unit once at no charge (labor for that replacement is not included). All gas furnaces additionally carry a lifetime ('99-Year') Heat Exchanger Limited Warranty; premium furnace models add a 12-Year Unit Replacement Limited Warranty (standard furnace models get 6 years on unit replacement instead). Florida (units installed on/after 2024-07-01) and Georgia (on/after 2026-01-01) prohibit conditioning warranty coverage on registration. | Daikin |
| Mitsubishi Electric | Unregistered: 5 years parts, 7 years compressor. Registered within 90 days (residential, original owner/occupant, single-family home): 10 years parts and 10 years compressor. | Installed and registered by a certified Mitsubishi Electric Diamond Contractor within 90 days, in a single-family home: 12 years parts and 12 years compressor — the longest published US residential term and exclusive to Diamond Contractor installs. Warranty protection is void on resold/secondhand equipment; it attaches only when the original owner purchases through, and is installed by, a licensed HVAC contractor. | Mitsubishi Electric HVAC US |
| Bosch | 10-year parts limited warranty on components installed by Bosch at time of manufacture (e.g. compressor, coils), to the original purchaser, for as long as the product stays at its original installation site. | This is structurally different from the Carrier/Trane/Daikin/York/Rheem family above: Bosch's own registration page states outright that "your warranty eligibility is not impacted by whether you have registered your product or not" — there is no shorter unregistered tier and no longer registered tier. Field-installed replacement parts purchased separately from Bosch carry only a 1-year parts warranty, a materially shorter term than the 10-year factory-installed-component coverage. | Bosch Home Comfort |
| Rheem | Unregistered/base (residential): 1 year parts, 5 years compressor. | Registered within 60–90 days of installation at RegisterMyUnit.com (varies by product line): parts extend to 5 or 10 years and the compressor to 10 years. Primary and secondary heat exchangers on qualifying furnaces carry a conditional lifetime limited warranty to the original purchaser in an owner-occupied residence (20 years for subsequent owners or non-residential use); Prestige-series furnaces get a lifetime heat exchanger warranty, Classic-series furnaces 20 years. Rheem separately sells a Protection Plus extended-service-agreement product on top of the manufacturer warranty. | Rheem Limited Warranty Guide and FAQs for HVAC Equipment |
| York | Standard (unregistered): 5 years parts, 5 years compressor, 20 years heat exchanger. | Registered within 90 days at UPGProductRegistration.com: parts extend to 10 years, and on eligible Affinity Series equipment the compressor and heat exchanger both become Lifetime Limited Warranty terms under York's "Complete Assurance" program. Affinity Series split AC/heat pump systems carry a 10-year electric heat exchanger warranty; gas-fired units get the lifetime term instead. York has been a Johnson Controls brand since 2006. | YORK |
| Bryant | 5-year standard parts limited warranty if not registered within 90 days of installation. | Registered within 90 days: 10-year parts limited warranty. Small Packaged Products (e.g. the 575C/575E series) carry a Lifetime heat-exchanger limited warranty with timely registration, reduced to 20 years if unregistered. A separate "Legacy Gas Furnace Enhanced Warranty" program covers secondary heat-exchanger failure within 20 years of the original installation date on qualifying older furnaces. | Bryant |
| Ruud | 1 year parts, 5 years compressor (residential, unregistered) — Ruud is a Rheem Manufacturing brand and shares Rheem's warranty structure and RegisterMyUnit.com registration portal. | Registered within 60–90 days: parts extend to 10 years (conditional) and the compressor to 10 years for residential applications (commercial applications remain 1-year parts / 5-year compressor). The factory-standard stainless-steel heat exchanger on qualifying furnaces carries a limited-lifetime warranty in residential use. | Ruud |
| Amana | Air conditioners: 5-year parts limited warranty if unregistered; 10-Year Parts and Lifetime Unit Replacement Limited Warranty upon registration within 60 days of installation. | Registered equipment also carries a Lifetime Compressor Limited Warranty and a Lifetime Heat Exchanger Limited Warranty, both stated as good "for as long as you own your home." Gas furnaces carry a 10-Year Parts and (on qualifying models) Unit Replacement Limited Warranty upon registration. This is the Amana HVAC brand (amana-hac.com), a Daikin/Goodman Global company — a separate product line from the Amana major-appliance brand. | Amana |
| Heil | 5-year parts limited warranty to the original owner if not registered within 90 days of installation. | Registered within 90 days: 10-year parts limited warranty (jurisdictions that prohibit conditioning warranty benefits on registration receive the 10-year term automatically). Heat exchangers on qualifying gas furnaces in owner-occupied residences get a Lifetime heat-exchanger parts limited warranty with timely registration. Heil's "No Hassle Replacement" warranty replaces the entire unit if the compressor, coil, or heat exchanger fails within its coverage period. Heil is an International Comfort Products (ICP) brand under Carrier Corporation. | Heil |
| Goodman | 5-year parts limited warranty with no action required (unregistered). | Registered within 60 days of installation: 10-Year Parts Limited Warranty and, on select models, a 10-Year Unit Replacement Limited Warranty. Select higher-efficiency Goodman-brand air conditioners add a Lifetime Compressor Limited Warranty to the original registered owner ("good for as long as you own your home") — on compressor failure, Goodman replaces the whole unit with a comparable Goodman model rather than only the failed part. | Goodman |
| Payne | 5-year limited parts warranty if not registered within 90 days of installation. | Registered within 90 days: 10-year parts limited warranty on most Payne air conditioners, heat pumps, and furnaces. Heat exchangers on qualifying equipment carry a longer limited warranty. Payne is Carrier Corporation's budget/value-tier residential brand and shares Carrier's registration infrastructure (productregistration.payne.com). | Payne |
| Viessmann | 2-year base limited parts warranty on residential gas-fired condensing boilers up to 300 MBH, no registration required. | Registering the boiler through Viessmann's ViCare app or other digital tools unlocks a free 3-year extension, for 5 years total parts coverage. Separately, Viessmann warrants the boiler's pressure vessel against leak-causing defects in materials/workmanship for 10 years from the date of original installation. This Old House cites Viessmann as its source for the industry-typical "15 or more years" boiler service-life figure used in this vertical's repair-vs-replace data. | Viessmann US |
What a home warranty costs Estimated
A home warranty is an optional annual service contract sold by third-party companies (separate from the manufacturer warranty). Generic industry ranges — not tied to, and not an endorsement of, any provider:
- Annual premium: — for typical plans that include HVAC coverage; higher-coverage comprehensive plans run —.
- Service (call-out) fee: — per visit, paid on top of the premium each time a technician comes out.

What can void a warranty
General consumer-protection facts, not legal advice:
- The large majority of major US HVAC-equipment manufacturers (the Carrier family — Carrier, Bryant, Payne, Heil; the Trane family — Trane, American Standard; York; Rheem/Ruud; Daikin/Goodman/Amana; Lennox) use the same two-tier structure: a shorter warranty applies automatically if the homeowner does nothing (commonly 5 years parts), while a substantially longer term (commonly 10 years, and sometimes a lifetime compressor or heat-exchanger term) requires the homeowner or installing dealer to register the equipment online within 60–90 days of installation. Bosch is the clear exception among brands sourced here: its published warranty terms are not conditioned on registration at all. A handful of states (California, Florida, Georgia for units installed from the dates noted above, and Quebec) separately prohibit conditioning warranty length on registration, so equipment installed there keeps the longer term automatically regardless of brand policy. — Cross-referenced from the 16 official brand warranty pages cited above
- Under the federal Magnuson-Moss Warranty Act (1975), a manufacturer cannot automatically void a written warranty merely because a consumer used an independent repair shop, third-party parts, or did the repair themselves — a manufacturer may only deny a specific claim if it can show the independent repair or non-OEM part actually caused the defect being claimed. This applies to HVAC equipment the same as any other consumer durable good; several brands above (e.g. Whirlpool-family sibling brands in the appliance vertical, and several HVAC brands' registration requirements) nonetheless publish language some readers could read as conditioning the base warranty on using a brand-authorized installer, which is the same legally contested pattern the FTC flagged industry-wide. — Federal Trade Commission
- Every manufacturer warranty sourced above covers replacement PARTS, not the technician's labor to diagnose, remove, and install the replacement part, once past the shortest base tier — the sole exception found is Carrier's optional 3-year labor add-on (available only through participating dealers) and select brands' compressor "unit replacement" terms, which still typically exclude the labor to perform that replacement. Homeowners should expect to pay diagnostic, labor, and (for refrigerant-circuit repairs) recharge costs out of pocket on an in-warranty parts claim for most of the brands sourced here. — Cross-referenced from the same 16 official brand warranty pages cited above
